Preventive maintenance programs

Preventive maintenance costs less than emergency repairs. Most of the damage we see starts small: an AC condensate line, a clogged roof drain, a failed seal at a balcony door. A maintenance program puts someone on your property on a schedule to look for those problems and tell you about them in writing, before they spread.

How a program works

  1. Free property inspection & bid. We walk the property and write up what we find.
  2. We propose a visit schedule that fits the property.
  3. Each visit ends with a written photo report: fix now, budget next, watch.
  4. Repairs are quoted separately and done only with your written approval.
  5. If water, fire or storm damage happens, you're already on our call list, with your site profile on file.

What a visit can include

  • Safety walk-through of common areas
  • Exterior and envelope: walls, windows, doors, sealants, balconies
  • Roof check from safe access or the ground: drains, flashing, covering (visual only)
  • Moisture readings in risk areas and wherever you've seen a problem
  • Plumbing observation (no repairs)
  • AC condensate line and drain pan check (observation only)
  • Written photo report after every visit

Programs for associations and commercial properties

For condo and HOA associations, apartment communities, commercial buildings, hotels and schools. Scheduled visits, written reports and maintenance tasks at the frequency your property needs, from periodic checks for smaller buildings to a dedicated schedule for large towers, hotels and campuses.

For commercial properties, these are offered as Disaster Preventative Maintenance, PropertyWatch 360™ and Campus Watch. See our protection programs page for an overview.

Pricing, term and renewal are quoted after the free inspection and set out in a written agreement before anything starts.

Plans for homeowners

Scheduled visits before and after hurricane season, with a moisture scan, a roof and exterior check from the ground or a ladder, an AC drain line check and a written photo report.

Visit schedule, price and terms are set out in a written agreement before anything starts.

Disaster-response agreements

Your site profile on file (shutoffs, access, contacts), a place on our priority call list, and rates agreed in advance in writing. Emergency work is billed separately from any maintenance fee. Priority does not mean a guaranteed response time.

What programs don't include

  • Emergency and restoration work (separate written authorization)
  • Repairs and parts, unless quoted and approved separately
  • HVAC service or repair, plumbing or electrical repair (licensed trades only)
  • Roofing work (licensed roofing partner only)
  • Fire-protection testing, elevators, pools
  • Engineering, milestone inspections, SIRS or recertification

A maintenance program is not a warranty, home warranty, service warranty or insurance, and does not pay for repair or replacement of any system or component. Visit reports are observations, not engineering reports, home inspections, mold assessments, milestone inspections or SIRS.

Request a free property inspection

Free property inspection & bid: a walk-through of common areas and problem spots, moisture readings, roof drains, gutters and building envelope, AC closets and condensate lines, a written photo report with priorities and a line-item bid for anything that needs work. Our inspection is a visual and moisture survey. It is not a milestone inspection, structural integrity reserve study (SIRS), county recertification, engineering report, home inspection or mold assessment.

Offered in South Florida.
